Sean, the sales listed these last several days are reflective of what I do every year: go back through sources to double-check any I may have missed or some dubious deals I set to the side to track down confirmation of details. Hence the sale date included in each. And yes, sales topped last year by one. That is notable for a couple of reasons. First, spec sales were WAY down for most of the year, early on as low as 30-40% off 2012. So the fact the number deals matched last year is notable and suggests the market expanding somewhat in the 2nd half of the year. Second, this is now the 3rd solid year in a row: 110, 99, 100. This after a downward trend for a couple of years reaching a low of 55 sales in 2010. Much more analysis soon.
